General Information About Scheduling Building Inspections

Upon issuance of required permits, construction may begin (Note: Approved plans and an inspection card must be on the job site during construction). At specified stages of the building process, the project must be inspected to ensure that it is being constructed according to approved plans.

Our inspectors work from 6:30 a.m. to 3:30 p.m. Inspections outside normal work hours, on weekends, or holidays are made at an extra charge. Reinspections may also involve an extra fee.

Pre-Construction Meetings
Once plans are approved and permits issued, you may request a pre-construction meeting through Chris Knight, interim director by calling (702) 229-6092. Our building inspection supervisor for your project area will be in attendance and you can invite your contractor, construction manager, job superintendent, etc. We’ll review the approved plans, talk about inspection scheduling and generally get a feel for the project and how construction will proceed.

Express Inspections
Contractors can call in for same-day inspections. This optional service is available for additional fees and can be scheduled by calling (702) 229-5112.

Special Inspections
A special inspector may be required during certain types of construction, such as concrete, reinforcing steel, welding, high-strength bolting, structural masonry, sprayed-on fire proofing or other work which, in the opinion of the building official, involves unusual hazards or conditions. Upon approval by the city, the builder can retain special inspectors.

Expiration of Permits
Permits expire 180 days from date of issuance, unless an approved inspection has been made. (Permits may be renewed for half price after 180 days without work being done as evidenced by an inspection. After one year with no activity, full price is charged for renewal).

Final Inspection
Upon completion of construction and all required inspections, a final inspection is performed.

Certificate of Occupancy – Commercial Only
After the final building inspection, a Certificate of Occupancy will be issued upon application. The properly signed-off inspection record ("hard card") must be approved by the Planning Department, Fire and Rescue Department, Construction Services, and brought in to our department for issuance of a Certificate of Occupancy.

Certificate of Occupancy - Residential
A Certificate of Occupancy will be issued by the inspector along with the final inspection.
