The Planning Commission met on Tuesday, Aug. 27. Below are some agenda items that may be of interest. Get the agenda. 

Agenda Items 11 to 15 – Retail Buildings at 5445 N. Rainbow Blvd.: This is a request for two general retail buildings, one with drive through, on 1.06 undeveloped acres at 5445 N. Rainbow Blvd. Staff recommends:

  • Approval on the General Plan Amendment from DR (Desert Rural Density Residential) to SC (Service Commercial) as well as Rezoning from R-E (Residence Estates) to C-1 (Limited Commercial)
  • Denial on the parking spaces variance, setback variance, building orientation waiver and landscape buffer waiver

APPROVED.

Agenda Items 16 & 17 – Rezoning in Centennial Hills: The applicant is proposing to amend and rezone a 22.46 acre portion of the Centennial Hills Sector Plan located on the east side of Grand Canyon Drive between Helena Avenue and the future alignment of Florine Avenue. Staff recommends denial. ABEYANCE TO SEPT. 24. 

Agenda Items 18 to 20 – Residential Buildings at Deer Springs Way and Durango Drive: The applicant is proposing to construct two multi-family residential buildings containing a total of 334 units on 9.18 acres on the south side of Deer Springs Way, approximately 250 feet west of Durango Drive. Staff recommends approval. APPROVED.

Agenda Items 21 & 22 – Apartment Complex at 1821 Santa Paula Drive: The applicant is proposing to construct a two-story, 12-unit apartment complex at 1821 Santa Paula Drive. Staff recommends denial. APPROVED.

Agenda Items 26 & 27 – Mobile Food Vending at 1934 N. Decatur Blvd.: This is a request for a proposed Mobile Food Vending development for four food trailers at 1934 N. Decatur Blvd. DENIED. 

Agenda Item 28 – Marijuana Cultivation at 3020 and 3030 S. Valley View Blvd.: This application is a request for a Special Use Permit for a proposed 17,754 square-foot Marijuana Cultivation Facility to be located at 3020 and 3030 S. Valley View Blvd. Staff recommends approval. APPROVED.
