Agenda Items 6 to 10 – Single Lot Residential Development at Hualapai Way and Isaac Newton Way: This is a request for a proposed 37-lot single family residential development on 5.64 acres located at the northeast corner of Hualapai Way and Isaac Newton Way. Staff recommends approval the requests to go from Park/Recreation/Open Space to Planned Community Development and from Public/Quasi-Public Facilities to Medium-Low Density Residential. Staff recommends denial on the request to allow a stub street terminus as well as the Site Development Plan Review and the Tentative Map.
Agenda Items 11 & 12 – Shaumber Road and Tropical Parkway: The applicant is proposing to amend a 5.16-acre portion of the Centennial Hills Sector Plan located on the east side of Shaumber Road, approximately 650 feet south of Tropical Parkway from RNP (Rural Neighborhood Preservation) to SC (Service Commercial), and to rezone the subject site from R-E (Residence Estates) to C-1 (Limited Commercial). Staff recommends approval.
Agenda Items 13 & 14 – Gowan Road and Durango Drive: The applicant is proposing to amend a 3.66-acre portion of the Northwest Sector Plan located on the northeast and southeast corners of Gowan Road and Durango Drive from O (Office) to M (Medium Density), and to rezone the subject site from P-O (Professional Office) to R-3 (Medium Density Residential). Staff recommends denial.
Agenda Items 15 & 16 – Hammer Lane and Shaumber Road: The applicant is proposing to amend the General Plan Designation of 4.93 acres located on the north side of Hammer Lane, approximately 338 feet east of Shaumber Road from PF (Public Facilities) to GC (General Commercial), and to rezone the subject site from CV (Civic) to C-2 (General Commercial).
Agenda Items 17 to 23 – Single Lot Residential Development at Hickam Avenue and Cliff Shadows Parkway: The applicant is proposing to construct a 79-lot single-family residential subdivision on 11.18 acres on the north side of Hickam Avenue, approximately 288 feet west of Cliff Shadows Parkway. Staff recommends denial on the requested variances to allow a 16-foot wall and to allow a dead-end stub street termination, but recommend approval on everything else.
Agenda Items 25 to 29 – Multi-Family Residential Development at Grand Canyon Drive and N. Skye Canyon Park Drive: The applicant proposes to construct a 282-unit, three-story, multi-family residential development on 18.06 acres of undeveloped land on the east side of Grand Canyon Drive, approximately 400 feet north of N Skye Canyon Park Dr. Staff recommends denial on all requests.
Agenda Items 30 to 32 – Lee’s Discount Liquor at Azure Drive and Tenaya Way: This is a request for a proposed 17,500 square-foot General Retail Store on 1.61 acres on the south side of Azure Drive, approximately 740 feet west of Tenaya Way. Staff recommends denial.
Agenda Item 36 – Marijuana Uses: This is a request to amend LVMC Title 19.12.070 by amending the Minimum Special Use Permit Requirements for Marijuana Cultivation and Production Facilities to add a minimum distance separation requirement of 1500 feet from a Non-restricted Gaming Establishment. This will bring the city’s requirements into compliance with AB 533, which was adopted by the Nevada Legislature. Staff recommends approval.
Agenda Item 37 – Maryland Parkway TOD Grant: This is a request for a presentation of the Maryland Parkway TOD Planning Grant. Staff recommends approval.
