The Planning Commission will meet on Tuesday, July 23. Below are some agenda items that may be of interest. Get the agenda. 

Agenda Items 9 & 10 – Bus Yard Properties: The applicant is requesting to change the land use designation and rezone 15.00 undeveloped acres generally located west of the intersection of Ann Road and Shaumber Road. Staff recommends approval on the General Plan Amendmeent and Rezoning requests.

Agenda Items 11 to 13 – Pacific Healthcare Facility: This is a request for a Site Development Plan Review for a proposed 75,161 square-foot, 517-unit Mini-Storage Facility with 4,570 square feet of retail space and a 79-foot tall Wireless Communication Facility (Water Tower) on Riley Street, approximately 290 feet south of Rome Boulevard. The subject site is within the Montecito district of Town Center. Staff recommends approval on the requested waivers and special use permits.

Agenda Items 14 & 15 – Ann Road and Shaumber Road: The subject site consists of 5.16 gross acres of undeveloped land west of the intersection of Ann Road and Shaumber Road. This land is adjacent to two parcels on 10 acres that were zoned R-3 (Medium Density Residential) in November 2018. The same owner holds this property and intends to combine it with the other two to create a future multi-family residential development on 15 acres. In preparation for remapping the parcels, the applicant is requesting a General Plan Amendment and Rezoning to unify those designations. No development plans are proposed at this time. Staff recommends approval.

Agenda Items 17 to 20 – Bradley Road and Clark County 215: The applicant is proposing to construct a 30-lot single-family residential subdivision on a 10.31-acre undeveloped property located on the east side of Bradley Road, approximately 279 feet south of Turkey Lane (northeast corner of Clark County 215 and Bradley Road). Staff recommends approval on all the requests.

Agenda Item 27 – Warehouse on Mesquite Avenue and City Parkway: The applicant is requesting a Major Amendment of an approved Site Development Plan Review for a proposed 300 square-foot addition to an approved 4,650 square-foot warehouse building along with additional site modifications at the eastern terminus of Mesquite Avenue, approximately 630 feet east of City Parkway. Staff recommends approval.

Agenda Items 28 & 29 – Marijuana Dispensary at Craig Road and Tenaya Way: This is a request to allow a proposed commercial building to be utilized as a Marijuana Dispensary use at the northeast corner of Craig Road and Tenaya Way. Staff has no recommendation the Special Use Permit request but recommends approval on the Site Development Plan Review.

Agenda Items 30 to 34 – Retail Buildings at 5445 N. Rainbow Blvd.: This is a request for two general retail buildings, one with drive through, on 1.06 undeveloped acres at 5445 N. Rainbow Blvd. Staff recommends approval on all requests.

Agenda Items 35 to 40 – Wheeler Red Coach Mini Storage at 6885 W. Red Coach Ave.: This is a request for a three-story, 324-unit Mini-Storage Facility on 1.04 undeveloped acres at 6885 Red Coach Ave. Staff recommends denial all requests.

Agenda Items 43 to 45 – Commercial Building on Miller Ave.: This is a request to construct a two-story, 3,569 square-foot commercial building at 1364, 1376 and 1388 Miller Avenue. Staff recommends approval on the General Plan Amendment from Medium Low Attached Density to General Commercial, but recommends denial on the Variance and Waiver of Title requests.

Agenda Items 46 to 50 – Residential Subdivision on Bradley Road and Rome Boulevard.: The applicant is proposing to construct a 14-lot single family residential subdivision on the east side of Bradley Road, 315 feet north of Rome Boulevard. Staff recommends approval on all requests.

Agenda Item 51 – Fremont East District Rezoning: This Rezoning request is an implementation action of the Vision 2045 Downtown Las Vegas Masterplan, which sought to update the development standards for downtown by adopting a form-based code for each of the twelve downtown Districts. It is a rezoning of properties within the Fremont East District, as the second district to be rezoned after the Las Vegas Medical District. The intention of the updated zoning standards is to foster the development of a livable, mixed-use neighborhood for residents balanced with the continuation of the retail, tourism and entertainment corridor along Fremont Street. Staff recommends approval.

Agenda Items 52 to 54 – 400 S. Decatur Blvd.: This is a request for a proposed three-story Multi-Family development consisting of three stories and 220 residential units and a four-story Mixed-Use development consisting of 260 residential units and 22,000 square feet of commercial space at 400 S. Decatur Blvd. Staff recommends approval on all requests.

Agenda Item 57 – Single Family Dwelling at Dimick Avenue and Helen Avenue: This is a request to construct a new single family dwelling that will encroach into the required front yard setback area of an unaddressed lot on the south side of Dimick Avenue, 150 feet east of Helen Avenue. Staff recommends denial.

Agenda Item 59 – Single Family Dwelling at 8101 O’Bannon Drive: The applicant to construct a new, 39-foot tall single family dwelling on 2.18 acres at 8101 O’Bannon Drive. Staff recommends denial.
