The Planning Commission met on Tuesday, May 28. Below are some agenda items that may be of interest. 

Agenda Item 9 – Site Development Plan for Advanced Dental Labs: Staff recommends approval on all waivers for this project. APPROVED.

Agenda Items 10 & 11 – John C. Fremont Middle School: This is a request to construct 54 new classroom at John C. Fremont Middle School comprised of five buildings and 98,107 square feet located at 1100 East St. Louis Avenue. Staff recommends approval on the variance request to allow the new buildings not to be set at the front setback line and to allow no interior lot line landscape buffers. APPROVED.

Agenda Item 14 – Additional Signage at 1876 S. Buffalo Drive: The applicant is requesting to place two circular internally illuminated wall signs at the entrance of a private country club at 1876 S. Buffalo Drive. The signs exceed the number and size allowed for development within the R-E (Residence Estates) zoning district. Staff recommends approval. APPROVED.

Agenda Items 15 & 16 – Plaza Hotel and Casino Core Arena: The applicant is proposing an outdoor event center on 10 acres adjacent to the south end of The Plaza Hotel and Casino at 222, 310, 324 and 432 S. Main St. Staff recommends approval on the special use permit and waivers for this project. APPROVED.

Agenda Item 18 – Special Use Permit at The Gents Place: The applicant is requesting a Special Use Permit for a Beer/Wine/Cooler On-Sale Establishment at 9340 W. Sahara Ave., Suite #100. Staff recommends approval. APPROVED.

Agenda Items 23 & 24 – Vacant Parcel at El Capitan Way and O’Hare Road: This is a request for a General Plan Amendment and Rezone of 1.25 acres of the Centennial Hills Plan on the west side of El Capitan Way, approximately 340 feet north of O’Hare Road. Staff recommends denial. APPROVED.

Agenda Items 27 to 31 – Single Family Residential Subdivision at Alexander Road and Durango Drive: The applicant is proposing to construct an eight-lot single-family residential subdivision on 2.21 acres on the north side of Alexander Road approximately 960 feet west of Durango Drive. Staff recommends denial on all of the requests for this project except a petition to vacate certain easement requirements. APPROVED.

Agenda Items 32 to 36 – Single Family Residential Subdivision at Alexander Road and El Capitan Way: The applicant is proposing to construct an eight-lot single-family residential subdivision on 2.18 acres on the north side of Alexander Road approximately 645 feet east of El Capitan Way. Staff recommends denial on all of the requests for this project except a petition to vacate certain easement requirements. APPROVED.

Agenda Items 37 to 40 – Mini Storage Facility at 1313 &1333 Arville St.: The applicant is proposing to construct a Mini-Storage Facility at 1313 and 1333 Arville St. Staff recommends approval on thee rezoning request from Professional Office and Parking to Limited Commercial, but does not support any of the other requests for this project. ABEYANCE TO JUNE 25.

Agenda Item 41 – Addition to Residential Dwelling at 5050 Elkhorn Road: The applicant has proposed an addition to a single family residential dwelling at 5050 Elkhorn Road. As part of the addition, two covered porches are proposed that encroach into required R-E (Residence Estates) setback areas; the applicant is requesting a Variance to allow these encroachments. In addition, the Variance request will include existing walls in the front yard that do not meet Title 19 height standards. Staff recommends approval. APPROVED.

Agenda Item 45 – Special Use Permit for Marijuana Dispensary at 631 S. Las Vegas Blvd.: This application is a request for a Special Use Permit for a proposed Marijuana Dispensary to be located at 631 S. Las Vegas Blvd. Staff recommends approval. APPROVED.

Agenda Item 46 – Special Use Permit for Marijuana Dispensary at 1319 Main St.: This application is a request for a Special Use Permit for a proposed Marijuana Dispensary to be located at 1319 Main St. Staff recommends approval. APPROVED.
