Request for Qualifications: Historic Fifth Street School Tenancy Interest

The city of Las Vegas invites mission-aligned organizations, creative enterprises, and community-focused programs to apply for available suites at the Historic Fifth Street School, a cornerstone of downtown’s Cultural Corridor. Originally built in 1936 and restored as a hub for arts, education, and cultural engagement, the Fifth Street School currently offers four units for rent:
 
  • Suite 155 — 876 sq. ft.
  • Suite 165 — 883 sq. ft.
  • Suite 170 — 750 sq. ft.
  • Suite 175 — 1,476 sq. ft.

Spaces may be leased for long-term tenancy or short-term/programmatic use, depending on organizational needs and availability. The City seeks tenants whose missions reflect the site’s role as a gathering place for creativity, learning, and civic connection. Ideal applicants include: arts organizations, cultural nonprofits, design studios, educational programs, community groups, and small creative businesses working in any artistic or cultural medium. Spaces are priced at $2 per square foot plus quarterly Common Area Maintenance (CAM) fees, however there may be instances where rent is reduced in exchange for complimentary public programming. Applicants are encouraged to propose uses that enhance the building’s public value—through exhibitions, performances, workshops, community events, or other activities that engage the public and strengthen Las Vegas’s arts ecosystem. This form helps the City evaluate potential tenants based on mission alignment, operational readiness, and compatibility with the building’s historic and cultural purpose. Submission does not guarantee a lease or permit; all proposals are subject to review, insurance and compliance verification, and approval by City staff and, when applicable, the Historic Preservation Commission. Property highlights:

  • Central downtown location with shared amenities
  • 51 on-site parking spaces plus nearby metered and garage parking
  • Wi-Fi included in CAM fees (dedicated data lines available at tenant expense)
  • Landscaped courtyards and common areas suitable for public events

Applicants are encouraged to describe how their proposed activities will contribute to a vibrant, inclusive, and sustainable cultural environment in the heart of Las Vegas.

This Request for Qualifications (RFQ) is intended to identify eligible and mission-aligned tenants for future occupancy opportunities at the Historic Fifth Street School. Selected applicants may be contacted for additional information, site visits, or interviews.
