Many exciting improvements have been recently completed with more on the way throughout the Las Vegas Medical District (LVMD). One of the most dynamic development opportunities in the city of Las Vegas and the valley’s emerging center of medicine, the LVMD is centrally located within the heart of the valley near U.S. 95 and Interstate 15. In fact, the LVMD is an emerging center for academic medicine that has already benefitted from approximately $400 million in actual and planned private and public investment since 2018.
Leading the list is the Kirk Kerkorian School of Medicine at UNLV whose first medical education building, a $125 million project, was completed in late 2022.
Public infrastructure enhancements and upgrades throughout the LVMD, in excess of $130 million, include significant roadway improvement projects that are enhancing pedestrian safety, traffic capacity and utility reliability; upgraded sewer, water and storm drains; widened sidewalks; outdoor lighting; and landscaping. This work is being done in phases. And new signage, including LVMD monuments, are helping to create a true sense of identity for the district.
Aligned with the 2045 Downtown Master Plan, the LVMD is planned to create a mixed-use hub with supporting uses that will include transit linkages to the downtown core, a bike network, greenway spaces and public art.
New privately funded projects expanding services in the LVMD include a recently completed treatment center for Optum Care Cancer Center, as well as an expansion of the Emergency Department at Valley Hospital Medical Center.
Currently in the pipeline for future growth are several projects that will contribute to the area’s ongoing revitalization, including UMC’s ReVITALize Campus project, a rehabilitation of nine buildings on the UMC campus; an expansion of the Women’s Cancer Center on the corner of Pinto Lane and Tonopah Drive; future apartment development of more than 200 rental units; a $60 million-plus investment by G2 Capital Development for a 150,000 square foot medical building; and completion of Lumina, a 46,000 square foot, 54-bed memory care senior housing community on Charleston and Shetland.
Located within an Opportunity Zone and within the city’s Redevelopment Area, the LVMD offers developers many tax and financial incentives.
