Southern Land Company (SLC), a national developer of award-winning master-planned communities and mixed-use developments, recently celebrated the ceremonial groundbreaking of a new apartment community in the 18b Las Vegas Arts District in downtown Las Vegas. The new project will include three seven-story, mid-rise apartment buildings totaling 531,982 square feet, offering a combined 337 rental residences and 8,600-square-feet of ground-level retail and restaurant space.
SLC’s new downtown project is located at 1207 S. Third St. It will include a mix of studio, one- and two-bedroom homes, offering between 585- and 1,254-square-feet of living space. A 353-space concrete parking structure will provide ample parking, including EV charging stations.
Building One will house 155 residential residences as well as the community’s principal ground-level retail area spanning 3,327 square feet. It will also be home to the community’s shared residential amenities including a two-story fitness center, pool and spa, co-working space, library, rooftop amenity deck and outdoor lounge with fireplace. Additional communal amenities and services will include a concierge, multiple courtyards, dog park, resident lounge, outdoor grills and bars and virtual reality room. Buildings Two and Three each will each offer 91 residences each and 2,500-square-feet of retail on the ground floor.
A prolific developer in downtown Las Vegas, SLC has designed and built the luxury apartment community, Auric at Symphony Park. That development was followed by two additional apartment buildings currently under construction – Symphony Park II and Symphony Park III (working titles). The new apartment community in the Arts District will bring the total unit count of SLC’s downtown Las Vegas portfolio to 1,203.

As part of the development, SLC is making significant investments in infrastructure improvements including a new water main on Fourth Street; new and upsized sewer in Third and Colorado steets; and a new signalized intersection at Third and California Avenue.
