Occupancy Type Definition
Assembly Group: Theaters (Plays) Complete

Theatres, auditoriums, etc. Typically includes fixed seating intended for the production and viewing of the performing arts or motion pictures. Does not include restaurants, lounges, night clubs, casinos etc.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Assembly Group: Theaters - TI

Assembly Group: Casino/Banquet Hall - Complete

Casino is a business with a non-restricted Gaming License from the Nevada Gaming Commission and State Gaming Control Board. More than 15 gaming machines or includes table games. Less than 15 gaming machines and no table games will be considered a tavern, bar, or lounge permit.

Assembly uses intended for premises consumption of food and drink and may also include Banquet Halls.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Assembly Group: Casino/Banquet Hall TI

TI Permit for a Casino or Banquet Hall. A tenant improvement is the initial interior completion of a space or renovation of an existing space.

Assembly Group: Nightclub / Restaurant - Complete

Assembly uses intended for premises consumption of food and drink and may include nightclubs, restaurants, lounges, bars, taverns, sandwich shops, pizza shops, yogurt shops.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Assembly Group: Nightclub / Restaurant - TI

TI Permit for a Nightclub/Restaurant. A tenant improvement is the initial interior completion of a space or renovation of an existing space.

Restaurant (<50 occ.) - Complete

Includes lounges, bars taverns, sandwich shops, pizza shops, etc. There is not a minimum size requirement. Does not include food processing plants, take out only stores, etc.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Restaurant (<50 occ.) - TI

TI Permit for a Restaurant. A tenant improvement is the initial interior completion of a space or renovation of an existing space.

Offices, etc. - Complete

Architecture, engineering, legal and other professional offices.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Offices, etc. - Expanded Shell

Architecture, engineering, legal and other professional offices.

An expanded shell building is a structure which does not include all the elements necessary to create an occupiable structure. An expanded shell building may include more than four walls and a roof, however is not a complete building. An expanded shell building requires all the exterior work on the site to be completed. An expanded shell building does not receive a Certificate of Occupancy, however they do receive a final. Expanded shell permits are allowed on retail and professional office buildings only.

Offices, etc. - TI

TI Permit for Architecture, engineering, legal and other professional offices. A tenant improvement is the initial interior completion of a space or renovation of an existing space.

Medical Offices - Complete

Doctor, dental, physical therapy offices.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Medical Offices - TI

TI Permit for Doctor, dental, physical therapy offices. A tenant improvement is the initial interior completion of a space or renovation of an existing space.

Offices - Highrise - Complete

Architecture, engineering, legal and other professional offices. Office buildings with occupied floor located more than 55 feet above the lowest level of the fire department vehicle access.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Highrise: All types - Foundation

Foundation only for buildings with occupied floor located more than 55 feet above the lowest level of the fire department vehicle access.

Foundation only for a commercial building. Includes foundations, piers and caissons, below grade basement walls, slab on grade and utility work below the slab on grade. Foundation permits do not include elevated slabs. Based on the total area of the building including all floors.

Highrise: All types - Superstructure

Buildings with occupied floor located more than 55 feet above the lowest level of the fire department vehicle access.

Highrise: All types - TI

Assembly uses intended for workship, recreation or amusement and other assembly uses not classified elsewhere.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Assembly Group - Recreation - TI

TI Permit for Assembly buildings that are simpler in nature. A tenant improvement is the initial interior completion of a space or renovation of an existing space.

Educational Building - Complete

Six or more persons at any one time for educational purposes, K-12, public and/or private. Does not include ages other than K through 12 such as day care, adult education, etc.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Educational Building - TI

TI Permit for K-12, public and/or private buildings. A tenant improvement is the initial interior completion of a space or renovation of an existing space.

Factory/Industrial - Complete

Factory Industrial Group includes the use of a building or structure, or a portion thereof, for assembling, disassembling, fabricating, finishing, manufacturing, packaging, repair or processing operations that are not classified as a Group H hazardous or Group S storage.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Factory/Industrial - TI

TI Permit for Factory Industrial Group (includes the use of a building or structure, or a portion thereof, for assembling, disassembling, fabricating, finishing, manufacturing, packaging or repair). A tenant improvement is the initial interior completion of a space or renovation of an existing space.

Hazardous - H - Complete

High-Hazard Group H occupany includes the use of a building or structure, or portion thereof, that involves the manufacturing, processing, generation or storage of materials that constitute a physical or health hazard in quantities in excess of those allowed in control areas.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Hazardous - H - TI

TI Permit for High-Hazard Group H occupany. A tenant improvement is the initial interior completion of a space or renovation of an existing space.

Single-Family (custom or residential)

Residential occupancies where the occupants are primarily permanent in nature and not classified as Group R-1, R-2 or R-4. Custom homes or Model homes.

Single-Family - Production/Repeat

A single family home, based on previously approved plans for that subdivision. Production homes may only be submitted after a Final Map has recorded.

Single-Family Residential - Addition

Additional living space added to an existing single family dwelling unit. The additional area may be added by converting non-livable space such as a garage or patio cover, as well as a new structure.

Single-Family Residential - Remodel with MPE's

Reconfiguration or repair of existing livable space with Mechanical, Electrical and Plumbing work. If new livable space is added, an addition permit is required.

Single-Family Residential - Remodel without MPE's

Reconfiguration or repair of existing livable space - No Mechanical, Electrical and Plumbing work. If new livable space is added, an addition permit is required.

Hotel: Low/Midrise - Complete

Residential occupancies containing sleeping units where the occupants are primarily transient in nature. Buildings with occupied floor located less than 55 feet above the lowest level of the fire department vehicle access.

Residential Care - TI

TI Permit for Residential Care facilities housing more than 16 people.

A tenant improvement is the initial interior completion of a space or renovation of an existing space.

Hospitals/Nursing Homes - Complete

Buildings used for medical, surgical, psychiatric, nursing or custodial care for persons who are not capale of self-preservation.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Hospitals/Nursing Homes - TI

TI Permit for buildings used for medical, surgical, psychiatric, nursing or custodial care for persons who are not capale of self-preservation.

A tenant improvement is the initial interior completion of a space or renovation of an existing space.

Child Care (24-hr, >5 kids <2.5 yrs) - Complete

Facilities that provide care on a s 24-hour basis to more than five children, 2 1/2 years of age or less.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

TI Permit for buildings used for a 24-hour basis to more than five children, 2 1/2 years of age or less.

Detention Facilities - Complete

This occupancy shall include buildings and structures that are inhabited by more than five persons who are under restraint or security.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Buildings occupied for storage uses that are not classified as Group S-2 (low-hazard). Motor Vehicle repair garages complying with the maximum allowable quantities of hazardous materials listed in Table 307.1 of the International Building Code

Repair Garage / Service Station - TI

TI Permit for Motor Vehicle repair garages complying with the maximum allowable quantities of hazardous materials listed in Table 307.1 of the International Building Code. A tenant improvement is the initial interior completion of a space or renovation of an existing space.

Storage (Non-Combustable - not S-1) - Complete

S-2 is for low hazard storage which includes, among others, buildings used for storage of noncombustible materials such as product on wood pallets or in paper cartons with or without single thickness divisions; or in paper wrappings. Such products are permitted to have a negligible amount of plastic trim, such as knobs, handles or film wrapping.

Complete structures contain all the elements necessary to create a legally occupiable building. All complete buildings will receive a Certificate of Occupancy.

Storage (Non-Combustable - not S-1) - TI

Utility Structure (without MPE's)

Buildings and structures of an accessory character and miscellaneous structures not classified in any specific occupancy shall be constructed, equipped and maintained to conform to the requirements of the International Building Code commensurate with the fire and life hazard incidental to their occupancy. This is a Utility Structure without Mechanical, Plumbing and Electrical work.

Utility Structure (with MPE's)

Buildings and structures of an accessory character and miscellaneous structures not classified in any specific occupancy shall be constructed, equipped and maintained to conform to the requirements of the International Building Code commensurate with the fire and life hazard incidental to their occupancy. This is a Utility Structure with Mechanical, Plumbing and Electrical work included.

Mercantile / Store - Complete
